Residential Conveyancing Fees

We offer fixed fees for residential conveyancing, so that the price we quote you at the start is the price you will pay. The price will only change if there are any unforeseen circumstances, in which case we’ll tell you at the earliest opportunity.

Our fees are very competitive and are based on the value of the property.

Please note the fees below are indicative only and the figures shown do not represent a quote or estimate.

The fee offered may be lower if, for example, you are a long-established client of the firm. Alternatively, the fee may be higher if, for example, the legal title to the property is defective or part of the property is unregistered, or if building regulations or planning permission haven’t been obtained. We may also charge a higher fee for complex transactions.

Sale Fees

These fees apply to the sale of an existing property.

Please note our fees are exclusive of VAT , which will be charged at the current rate of 20%.

In addition to our fee below, any telegraphic transfers will be charged at £35 plus VAT per transfer.

These fees apply to the purchase of an existing property.

Please note our fees are exclusive of VAT , which will be charged at the current rate of 20%.

If you are purchasing with a mortgage there will be an additional charge of £100 plus VAT for us to act on behalf of your lender.

In addition to our fee below, any telegraphic transfers will be charged at £35 plus VAT per transfer.

If buying a leasehold property, you should be aware that the ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and anticipated service charge as soon as we receive the information.

Remortgages

These fees apply to the mortgage or remortgage of an existing property that you own.

Please note our fees range from £500.00 - £850.00 and are exclusive of VAT , which will be charged at the current rate of 20%.

In addition to our fee below, any telegraphic transfers will be charged at £35 plus VAT per transfer.

You will also be required to pay disbursements (costs related to your remortgage that are payable to third parties). Typically these include:

Higher rates for additional properties

You’ll usually have to pay an additional 3% on top of the normal SDLT rates if buying a residential property means you own more than one residential property.

If you’re replacing your main residence

You won’t pay the extra 3% SDLT if the property you’re buying is to replace your main residence, and that your main residence has already been sold.

The fees below respresent the fees the Land Registry charge for a straight forward transfer of a property. If the transaction is more complex or involves a first registration these fees will be higher.
